We acquired the office building at ‘t Goylaan 1-7 with a number of private investors in October 2022. The building is in an appealing location adjacent to the Merwedekanaalzone district. That district will change into a vibrant part of Utrecht in the coming years, with lots of scope for homes and greenery.

The municipal planning for the future of ‘t Goylaan is for it to have the character of an urban approach to the city centre with a more metropolitan atmosphere. High-rise buildings with room for diversity (living, working and amenities) lend themselves well for such an urbanisation commission. The location, acquired by us, offers ample opportunity for creating new homes inside the city limits.

The Story

The building at ‘t Goylaan 1-7 had been vacant for quite some time before the previous owner put it up for sale. Many potential buyers were put off by the lengthy vacancy and uncertainty with regard to value creation through changes to the zoning plan.

Our commitment to the city enabled us to quickly reach an agreement with the municipality about a phased transition.

In the first phase, we refurbished the building to provide emergency shelter for refugees. We and our investment partners got the building suitable to live in within a month. In the second phase, we will transform the current building into 56 social rental homes. That will take place on the basis of a 15-year exemption permit which will give us time to work with the municipality on the third phase: a definite plan based on demolition/new build. And here too, we see ample opportunity for innovative or themed living concepts: from students to housing for seniors with care facilities, from social housing to private sector.
