From Bijlmerbajes to Bajeskwartier

A consortium consisting of AM Gebiedsontwikkeling, AT Capital and Schroders Capital is redeveloping former prison complex De Bijlmerbajes in Bajeskwartier. A sustainable and innovative new district in Amsterdam which will include 1,350 homes. AM has commissioned Everglow to be project director, responsible for financial management and part of the project development of the Design Cluster, one of the four sub-projects of the Bajeskwartier.

Thanks to our involvement, we are speeding up the process from ambition to actuality. A new management system, with an extensive cash flow model, has been implemented. It allows a variety of scenarios to be easily modelled, resulting in better underpinned decisions in the project.

Infamous past, glorious future

The Penitentiaire Inrichting Amsterdam Over-Amstel (prison complex) opened in 1978 and was known locally as De Bijlmerbajes. Almost 40 years later, it’s been closed again.  The building no longer met the demands of these times and following a tendering procedure, was sold by the government property agency (Rijksvastgoedbedrijf) to a consortium of investors.

The Bajeskwartier will be redeveloped to become a new part of the city. A district with an infamous past and a glorious future. The Bajeskwartier will be a circular, sustainable and healthy district. An exceptional place that offers Amsterdam something new: high standard and urban living in green surroundings. An inspiring location for pioneers, free spirits and the broad-minded who believe that things can be different and who wish to join in giving new meaning to the Bajeskwartier.

Buildings and public spaces in the Bajeskwartier are being designed in conjunction, led by OMA, LOLA Landscape and FABRICations. A total of 11 renowned architect firms are working on the Bajeskwartier. There will be 1,350 homes divided across four districts and space for such initiatives as start-ups, education, arts, bars and restaurants, sports, shared mobility and a creative hotspot with offices, galleries, workplaces, artists’ studios, a café and a fresh produce market. The wall of the Bajes will largely remain in place and will later be used as a climbing wall, pergola, plucking wall, home to insect hotels and simply a great spot to sit and relax or play.
